I have a friend who is looking to buy a home after 15 years of renting. He’s not looking for a large mansion. He’d like to have an acreage so he can fit all his workshop activites on the property. One that he found which is really nice happens to be one of those mobile homes. I asked him if those are ok, he said, yes, as long as they were originally built for a foundation and not just an FHA loan. Sometimes the quality of workmanship was less if it wasn’t built for the right type of loan, or the right type of people.
I found that interesting. The other thing is that he used to work building these homes. So he knows exactly what to look for. Like how thick the walls are, what kind of duct work was used, if the cabinets are ok.
He’s looking to see if there are any bonus appliances. I told him to consider getting the water softeners if the house didn’t come with one. We live in an area with pretty hard water.
The price is about $8000 more than he’s wanting to pay, but I think he could get them talked down a bit. I wish him well, house shopping is really fun, but it can also be incredibly stressful. Since this place is in the country he also has to consider what kind of services he’ll get like if he’s on city water or will have septic tank treatment issues to deal with, and if he’ll get high speed internet, cable TV or need satelite. Probably the internet service is most important to him. It would be to me.
