A commercial mortgage is similar to a residential mortgage in that funds can be borrowed over a long period of time, usually a maximum of 30 years, secured by a first charge on the property being bought.

In taking first charge, the lender is first in the queue to recover any debt if the property ever needs to be sold. This could happen because the mortgagee wishes to move on and sells, or perhaps has defaulted on the repayments causing the lender to foreclose.

If a first charge business mortgage already exists, it is common for different lenders to advance funds secured by way of a second charge which puts that lender as second in the ’security queue’.

Unlike residential mortgages, almost all commercial mortgages are variable rate loans which fluctuate in line with the Base Rate set by the Bank of England’s Monetary Policy Committee. So, if a mortgage lender offers terms which include an interest rate of say ‘2% over base’ then a base rate of 4.5% would result in an interest rate of 6.5% being applied to the loan.

Some lenders will link their interest rates to LIBOR, which is the London Inter Bank Offered Rate. LIBOR is published every day in the Financial Times and can be found on a number of other financial websites.

Commercial Mortgages can be secured against all kinds of freehold or long leasehold properties, such as retail stores, pubs, care homes, restaurants, offices, industrial factory units and more. Applying for a commercial mortgage is very much like that of a residential mortgage except that the maximum that can be borrowed is 60% of the assessed Market Value, although one or two lenders will advancelend up to 75% depending upon the proposal.

These percentages are known as the Loan-to-Value ratio, or LTV. A lower LTV means that the risk to the lender is reduced. The higher the LTV, the greater the risk to the lender and it is likely that a higher interest rate would be charged.

Lenders will not usually advance above 75% LTV to ensure that there would be enough security in the event of a forced sale, perhaps through auction when it is expected that property will sell at a discounted rate. When looking for a commercial mortgage it is advisable to shop around for the best deals and to use a specialist commercial finance broker who will possess the necessary specialist knowledge to advise you accordingly.

Many homeowners are considering taking advantage of today’s historically low interest rates by refinancing their mortgage. In many cases, they are able to save hundreds of dollars per month by refinancing. Whether mortgage refinancing makes sense for you can be easily determined by doing some simple math.

The first consideration is how much lower your new interest rate should be than your current rate. There is a common belief that if current rates are more than 1.5 to 2 percentage points lower than your current rate, then you should refinance. That’s a good starting point, but there is more to the story than just the raw interest rate.

Your real concern should be the total cost of the mortgage refinance both in the short term and the long term. The total cost includes not only the monthly mortgage payment (principal plus interest), but the closing costs, as well. Closing costs typically include such things as:

Adding all these up can easily run into several thousand dollars, even without discount points. This is money that must be paid at the loan closing. In the case of a mortgage refinancing, lenders often advertise “no closing costs”, which is a bit misleading. The truth is that there ARE closing costs, but they are paid out of the proceeds of the loan rather than the pocket of the homeowner. This is possible when the homeowner borrows against the equity in their home as part of the refinancing.

As an example, let’s say that your home is worth $175,000. Your original mortgage was for $125,000 over 30 years at 7% interest. You still owe $100,000 on the original mortgage. The closing costs for your refinance are $3,000. If you simply refinance the $100,000 amount at a lower interest rate you will reduce your monthly payments, but you will have to pay the $3,000 closing costs out of your own pocket. If you choose the “no closing costs” option, your $3,000 closing costs will be paid by simply borrowing the additional money against the equity in your home (i.e. the value of your home less the amount owed). Your mortgage will now be for $103,000 instead of $100,000.

So, what about that widely held 2 percentage points belief we mentioned earlier? The monthly payment for a 30-year $125,000 mortgage at 7% interest is $831.63. For your new 30-year $100,000 loan at 5% interest, the monthly payment is $536.82, a savings of almost $300 per month. If the new mortgage is $103,000, the monthly payment is $552.93, still saving you over $275 per month. In this scenario, considering only the monthly savings, you would recoup your closing costs in as little as 10 months.

Sounds great, right? Well, there’s another factor you need to consider. If your original mortgage was $125,000, you’ve been paying on it for 152 months to get the principal balance down to $100,000. Therefore, you have 208 months left before the mortgage is paid off under the original terms. If you continue without refinancing, you’ll pay an additional $172,978 (208 months at $831.63 per month).

If you refinance your mortgage for the $100,000 you currently owe, you’ll pay on it for 360 months at $536.82 plus the $3,000 closing costs for a total of $196,255.

-$23,277 <– difference

In this case, by refinancing you will end up paying an additional $23,277 for the new loan over the original mortgage. This works out to about $775 per year, which may be acceptable to you in order to have the lower monthly payment now. You are the only one who can make that decision based on your personal financial situation. The important thing when refinancing your mortgage is to consider all the ramifications.

The most important thing a soccer coach must do is come to practice with enthusiasm.  The energy the coach brings to practice will radiate throughout the team.  They must stay positive and always push their players in a positive manner.  When creating soccer drills for kids, the coach must keep in mind the skill level of their players.  If drills are not challenging enough they players will get bored and start to dis-engage.  Drills that are too difficult will result in a practice where you end up stopping and starting too much, disturbing the flow of a good practice.

Good soccer drills will involve game like situations where the kids learn to recognize certain situations.  Hopefully in the games they will recognize these situations and implement them when it counts.  Another quality of a good drill is that it conditions the players at the same time.  No one likes to line up and just do conditioning drills all the time.  They are mindless and most players hate them.  If you implement good youth soccer drills then the players will have plenty of conditioning and you won’t have to waste time running sprints at the end of practice.

Take command of the practice from the start.  Players will learn that once you step ont he field it is time to take care of business.  If you allow too much dilly daly and it takes a while to get into the practice it has an affect on the habits your team will create.

The drills, energy, and mindset the coach brings to practice are critical to your soccer team’s success.  Prepare well and push your players in a positive manner and you will have success!

So, why is buying a MLM lead list a bad idea? Some may say it really works, and is worth spending money on a list of leads even if it just puts 1 or 2 people in your business opportunity. Really? Let’s say you buy a list with 100 people on it for $50.00. You call them all up and end up sponsoring 4. You rejoice because you sponsored 4, after all, it is a numbers game, right? Wrong!

This is one main reason why buying a lead list is bad. It treats people as a number and not as a person who is looking for a good opportunity that can change their lives. Secondly, it produces a pee-poor attitude in you, the recruiter, who cannot see them as anything else but a number that benefits you. Shame on you and your upline. They taught you wrong.

Third reason is this. You do not know anyone on that lead list. You are starting off in the same disposition as a spammer. What benefit does that give you? Wouldn’t you rather have a lead list of 100 people that you generated, instead of bought. Now you own that list, and everyone on that list has searched for you and given you that ownership. This means if 4 out of the 100 become part of my business, and the other 96 do not, I have not lost anything. I still have 96 people that have ascribed value to me and trust because I gave them something that benefited their lives. I can still have the potential of making money with them in other things I can offer aside from the MLM opportunity. Understand?

Many already have an opportunity they are involved with. I may end up just becoming an information coach to them helping them do their business better. A list is built when we build relationships with people over time and when we can become a trusted, valuable, reliable source of beneficial. A lead list is a relationship list of mutual benefit between parties. Friendships are established that last for many years to come. See, these people on my list are not numbers, they are people with hopes and dreams, aspirations, and families. They hurt, they laugh, they sing, they suffer and abound, just like us!
